1. Introduction
These Terms of Business (“Terms”) govern all services provided by Sustainabuild Compliance UK Limited (“we”, “us”,
“our”). By engaging our services, you (“the Client”) agree to be bound by these Terms, which constitute the entire
agreement between us and supersede any previous arrangements.

2. Our Services
We provide property compliance and building performance services including inspections, testing, surveys, and
consultancy. Full service details are available on request. All services are delivered in line with UK regulations and
industry standards.

3. How We Work
– We operate as a professional services coordinator.
– We may engage qualified specialist contractors to deliver technical aspects of our services.
– All contractors are carefully selected and must demonstrate:
– Appropriate professional qualifications
– Current industry accreditations
– Valid insurance certificates
– Minimum experience requirements specific to each service
– We maintain overall responsibility for service delivery coordination and quality assurance of processes.

4. Service Overview
Our services include inspections, risk assessments, certification, testing, and compliance reporting for a wide range of
residential and commercial property requirements. All services are delivered by competent, qualified personnel in
accordance with relevant UK legislation and building regulations. Specific scopes and technical methods will be agreed
at the time of instruction or outlined in service-specific documentation where required.

  • Asbestos Sampling
    Where asbestos samples are required during the course of a survey or inspection, we will take up to two samples at a
    rate of £25 + VAT per sample and invoice accordingly. Should further sampling be needed, we will contact you to
    request authorisation before proceeding. All samples include lab testing, with results provided upon completion. Lab
    results take 3-5 working days. An expedition service may be available (subject to available) for an additional premium.
  •  SAP ‘As Built’ Amendments
    For SAP assessments where changes are made after the ‘As Designed’ stage and prior to EPC lodgement (‘As Built’),
    administrative charges may apply. These are charged at £55 + VAT per hour and will be invoiced accordingly.

5. Abortive Visits
If we attend site and cannot gain access or complete the work due to client-side issues (e.g. access not arranged, no site
contact, unsafe conditions, boiler not operational), a £50 abortive visit fee will apply. This fee is non-refundable and
covers time and travel costs.

6. Cancellations
Cancellations must be made by 9:00am on the working day prior to the scheduled visit to avoid charges.
If notice is given later than this, or on the same working day as the appointment, the full service fee may be charged, as
the assessor may already be en-route or unable to be reallocated.
We recommend cancellations be made by phone to ensure timely receipt.

7. Client Responsibilities
Clients must ensure safe and timely access to all relevant areas and systems. Where required, a responsible person
must be present on site to provide access or instructions.

8. Payment Terms
Payment is required up front unless otherwise stated in writing. Reports or certificates may be withheld until full
payment is received. All fees are quoted exclusive of VAT unless stated otherwise.

9. Liability and Protection
We maintain appropriate insurance, and liability is limited to the service fee paid.

10. Reports and Technical Content
Reports are prepared by qualified personnel. Where technical content is produced by a specialist contractor, we will
support the client in directing queries as needed.

11. Implementation of Recommendations
Clients are responsible for acting on report findings and maintaining ongoing compliance.

12. Data Protection
We process data in accordance with GDPR and UK data protection laws.

13. Legal Framework
Governed by the laws of England and Wales.

14. Regulatory Compliance
All services comply with current UK regulations and industry standards.

15. Client Acceptance
By proceeding with our services, the Client confirms they have read, understood, and accepted these Terms of Business
in full.

We maintain awareness of regulatory updates and adjust our services accordingly. However, ultimate responsibility for
regulatory compliance rests with the Client.
